BUSINESS OPPORTUNITY AT MURINGA COURT
Introduction
Muringa Management Company Ltd (the “company”) is a property management company registered under the Kenyan Companies Act. The company is mandated under Sectional Properties Act, Sections 31 (1) and (2) to levy and collect service charge to cater for common
services to the members of Muringa Court, a gated community estate located in Kilimani, Kirichwa Road. The court has 64 apartments with more than 100 residents.
In line with our mandate, we are looking for a business minded individual or partnership or anybody corporate with business interests in the fitness industry to run a gym house within the
court. Our gym center has a spacious gym house, swimming pool, changing rooms, flora and sauna.
Successful applicant will be required to renovate the gym house, recruit members on a subscription basis, agree with management on a fair charge for common services, equip and operate the gym in a manner that will satisfy the needs of the subscribers.
Successful applicant will also be required to pay a service charge on a quarterly basis to cater for electricity, water, cleaning and other charges. There shall be no other fees unless specifically
discussed and agreed between the gym operator and management. Service charge rate will be determined based on the estimated usage at the beginning of each quarter plus a margin of 8% to cater for our wear and tear. If there are any excesses or deficits, these shall be trued up or down in the subsequent billing cycle.
Requirements
1. proof of identity – certificate of incorporation, passport, ID card or other suitable evidence.
2. tax compliant – KRA PIN, tax clearance certificate etc
3. proof of ability to run the business – bank statements for the last three months, audited financial statements etc
4. business profile clearly manifesting experience in the fitness industry.
5. duly completed tender document – tender forms can be collected from the estate manager at a fee of Sh 2,500 per form.
